The law in Wales is changing. The Housing (Wales) Act 2014 is now in force. If you are a Landlord – you must act now!
As of 23 November 2015, all private landlords are required to register as a private landlord and, unless an Agent undertakes the letting and management at the property, you will also need to obtain a Licence to operate.
Don’t panic – the registration process can be dealt with relatively quickly online with Rent Smart Wales.
If you employ an Agent to deal with the letting and management of your property, then you just need to make sure that they are licensed to do so.
If you do not employ an Agent then you will need to obtain a License yourself, and this will be based on training. Landlords Accreditation Wales Training can be obtained via Rent Smart Wales and you can both register and apply for a Licence on their website from 23 November 2015. Landlords have 12 months from 23 November 2015 within which to comply with the new legislation. However, as a responsible Landlord, no doubt you will wish to abide by the legislation and get yourself registered and licensed as soon as possible, in order to avoid risking prosecution by the Council for failing to comply.
